Fifteen years with JLL, covering the corridor from Killeen south and west to the border. The work was regional enclosed-mall leasing and asset strategy for institutional ownership — the operating side of commercial real estate, where a strategy either produces or it does not — along with advisory support on a Fortune 500 Mexican beverage and retail group’s entry into the U.S. market.

That combination is unusual and it is the reason this practice is structured the way it is. Running institutional assets teaches you what a plan costs to execute. Working a cross-border market entry teaches you what a company actually needs to know before it commits to a country, let alone a site. Neither is a transaction skill.

National firms cover this corridor by not covering it. It is too small to staff and too far from a regional office, so the market gets a phone call from three hours away or nothing at all. Meanwhile capital keeps arriving — tribal enterprises, funds, family capital, out-of-market buyers reading the trade numbers — and buying ground without a plan for it.

We are not a brokerage and we are not trying to become one. We hold no listings and we take no transaction commissions through this practice. We are engaged for judgment: what the capital should do, what the ground supports, in what order, funded how.

How we are different from a broker

A broker is compensated when a transaction closes, which means exactly one recommendation is available to them. We charge a fee for the analysis. That makes “do not buy this” a legitimate outcome of an engagement, and it is the only structure under which independent advice is actually possible.

How we are different from a national consultancy

Scale is the wrong tool for a market this specific. A market read is worth paying for when the person writing it knows which parcels move, who controls them, and what the municipality will support. That does not come out of a data subscription and it does not scale across a state, which is why our footprint is deliberately narrow.

We do not sell access to a market. We sell the judgment to know what to do in it.
