Engagement

Defined scope. Defined deliverable. Published fees.

Advisory work should be bought the way any professional service is bought. Fee ranges below reflect typical scope; every engagement is scoped and quoted in writing before work begins.

Diagnostic Sprint

2–3 weeks · fixed fee
$7,500 – $15,000

A fast, decisive read. The right starting point when you are not yet sure what you are solving for.

  • Objective-setting working session
  • Baseline market and supply read
  • Ranked opportunity set with order-of-magnitude economics
  • The three risks most likely to break the outcome
  • Written brief and a closing working session

Strategic Retainer

6–12 months
$5,000 – $12,500 / month

A standing outside advisor for owners and enterprises making decisions continuously rather than once.

  • Monthly working sessions
  • Continuous corridor intelligence
  • Opportunity review as deals surface
  • On-call analysis between sessions
  • Board and council presentation support

Project Mandate

Scope-dependent
Fixed fee + success participation

A defined outcome on a defined asset or portfolio, priced to the scope with a component tied to the result.

  • Portfolio or site master plan
  • Acquisition program design
  • Repositioning strategy
  • Capital or operating partner search
  • Multi-phase development strategy

Fees are for advisory, research, and analysis. No real estate brokerage services are offered through this site, and no fee quoted here is a commission. Where an engagement requires appraisal, legal, environmental, or engineering work, we scope it, manage it, and coordinate the licensed professionals — we do not perform it.

The Diagnostic Sprint, week by week.

Three weeks, a fixed fee, and a written answer to “what should we do with this.” Low commitment by design — it should be easy to find out whether we are useful to you.

Week 1

Objective & Baseline

Working session to establish what the capital is meant to do. Inventory of holdings, constraints, and prior commitments. Baseline market read.

Week 2

Analysis

Use scenarios, absorption and supply analysis, entitlement and infrastructure path, and order-of-magnitude economics for each scenario.

Week 3

Recommendation

Ranked options with the case against each, a phasing sequence, a named risk register, and the decision we would make in your position.

Next Step

If you are about to commit capital in this corridor, the cheapest hour you will ever buy is the one before you commit it.
